Park Place Funding, LLC was started in 2015 and is based in Austin, Texas. We provide short-term, asset-based loans for non-owner occupied properties in the major markets of Central Texas, including Austin, Dallas, San Antonio, and the surrounding areas. Our loans are secured by a first lien against the property.

Michael Colaninni
Michael graduated from Florida State in 2001 and immediately started RentSpace Management, a real estate investment and management company. Since 2001, he has been involved in over 270 real estate transactions, consisting of acquiring rental properties, fix and flip projects, wholesale deals and new builds. His conservative growth strategy has allowed him to build a sustainable real estate portfolio capable of weathering economic shifts.
He then founded Park Place Funding in 2015. Using the real estate knowledge and experience gained through his own personal experiences, Michael’s goal is to provide an honest, transparent funding option to real estate investors with a desire to grow their real estate portfolio.
Michael is still personally involved in acquiring single-family and multifamily properties throughout Central Texas.
Loan Processor
Valeria Suarez
Valeria is our loan processor extraordinaire who takes our loans from executed contract to closing. She also fulfills draw requests for each project within one week or less. Valeria is efficient and makes every detail clear for our clients.
Valeria is from Venezuela where she and her family owned a home design supply store. She now lives in Dripping Springs with her husband and two sons. Valeria enjoys spending her free time cheering on her boys at their soccer games and dancing!

Regan Dettman
Regan is your first point of contact when you reach out to Park Place. She reviews each applicant and will get you everything you need to begin your investment journey FAST. Regan has the tools to estimate value and potential profits, she is happy to answer any question you may have regarding the Hard Money Lending process and to review each project with you.
Regan is a native Texan and grew up in Fort Worth before moving to Austin to attend the University of Texas, Hook’em! Regan and her husband are foster parents and enjoy spending their time engaging in any sort of friendly competition, traveling to new places, and exploring the outdoors with their Australian Shepherd!
Accountant
Victoria Fonseca
Victoria manages our borrowers accounts to ensure seamless funding, draws, and payoffs. Her attention to detail and organization allows us to answer questions regarding accounts quickly and accurately.
Victoria is from Columbia and now lives in Austin with her family. She enjoys spending time outdoors, trying new restaurants, and supporting her children in their extra curricular activities!
